Am I required to make my property available to Section 8?
Yes. Colorado state law includes ‘source of income’ as a protected status. This means landlords may not discriminate based on where tenants receive their income (including government subsidized programs). -
Are you licensed?
Any company that offers any type of property management service must be licensed in Colorado. The state of Colorado has multiple requirements that must be fulfilled before they will grant a real estate license to the company, including education, passing an exam, background check, and insurance requirements. -
Can I reach you after hours?
Our Owner portal and Tenant portal provide direct communication to all applicable staff members within Action Team Realty. -
Can you put the money directly into my account?
Owners' monthly net proceeds are sent via Electronic Funds Transfer (EFT). -
Do I get to see the lease or sign it?
All owners are signers on the lease agreement. -
Do you sell real estate too?
Yes, our firm specializes in Property Management, Seller Representation, Buyer Representation, Investment acquisitions, single-family home builds, development, Short Sales, Negotiating Loan Modifications, HOA Lien Purchases, and Foreclosure acquisitions. -
How and when do I get my monthly rent?
Each month, typically on the third Thursday of the month depending on the way the weeks fall, funds are transferred to owners via Electronic Funds Transfer (EFT). -
How is rent collection handled?
Rent is due on the first of each month via Electronic Funds Transfer. -
How long of a lease do you sign?
360 days for the first term. -
How much security deposit do you charge the tenant?
1-2 months equivalent of rent depending on Tenant Application Qualifications. -
How soon can you start managing my property?
We can get the home listed and available for rent within 72-96 hours. -
What type of properties do you manage?
All single-family homes including Condos and Townhomes. Multifamily up to 16-32 plexes. -
What type of reports do I get and how often?
Owners have 24/7 access to a portal that can create any type of report including a monthly view, quarterly, yearly, previous years, or a custom date range. -
Who holds the tenant security deposit?
Action Team Realty holds all tenant security deposits in our security deposit trust account to comply with State of Colorado regulations. -
Collection Services
In the event we cannot come to a settlement with the tenant during the Security Deposit Dispute process, within 30 days of an unresolved claim above $1000 owed to Owner, Action Team Realty will provide a detailed report to a 3rd party collection company. The 3rd party collection company works on a contingency basis so there are NO out-of-pocket costs for our Owners.
