Can you hold a place before I apply?
We do not hold properties until we have an approved applicant with a holding fee paid; we will approve the best qualified applicant that meets our minimum requirements. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
We require at least half a full month’s rent up front. If your lease starts in the latter half of the month, we will also require the next month’s rent prepaid. Your deposit is due within 48 hours of approval, your first rent payment is due the day your lease starts. -
How old do you have to be to apply?
All applicants must be 18 years of age or older. -
Is the deposit refundable?
After approval, we ask for a holding fee equivalent to one month of rent. If the lease is not signed, we will retain the holding fee as liquidated damages. If the lease is signed, the hold is considered complete, and the fee becomes the deposit. All deposits are fully refundable. -
Who needs a co-signer?
We do not accept co-signers. -

How do I pay rent?
The best way to pay rent is by using your tenant portal. There is no fee to do an ACH bank transfer. Alternatively if you would like to bring in the funds to our office, that is ok. The first rent and deposit payment must be certified funds i.e. cashier’s check, money order, or money wire. -
I want to get a pet. What should I do?
Please reach out to us by email or your tenant portal. If approved for a pet, you will need to get a pet profile from PetScreening. There are additional costs when considering a pet: $300 pet deposit per pet, and an additional 1.5% increased rent per pet. You will also be required to get the ducts cleaned on move out. -
I want to move out, but my roommate wants to stay. What should I do?
It is possible to get a new roommate, but they would be required to fill out an application and pass all requirements. If the old roommate wants to continue on the lease alone, they will need to prove income sufficient to do so. The tenant moving out would be required to sign an addendum releasing all right to the deposit and being removed from all liability from the property. -
My lease expiration is coming and I want to move out. What should I do?
We require 45 days’ notice as defined in the lease. You should email us or notify us using your tenant portal that you wish to terminate the lease. Open communication is extremely important during this time. -
Who is responsible for paying for repairs & maintenance requests?
The tenant is liable for items that are designed to wear out such as batteries, light bulbs, and filters. The tenant would also be liable for items they damage or cause to be damaged. Damage caused by the normal use of an item (wear and tear) is not tenant caused damage and is the liability of the owner to repair. The owner will be responsible for all normal yearly maintenance such as HVAC cleaning and servicing. -
Do you accept Portable Tenant Screenings?
Yes, we accept Portable Tenant Screenings. Please ensure the screening includes all required information, and it must be less than 30 days old.
